SMS Text Message Consent

Augurium, Inc. ("Augurium") provides a property management platform for residential buildings. As part of our service, we offer optional SMS text message notifications to building residents who choose to receive them.

SMS notifications are entirely optional. Residents must explicitly opt in through their secure resident portal account. No messages are sent without consent.

What Messages Will I Receive?

If you opt in, you may receive text messages about:

Message frequency varies depending on building activity. Typically 1–5 messages per week.

Sample Messages

Augurium Concierge: A package was delivered to the front desk of 1325 Lexington Ave for Unit 6B. Please pick up at your convenience. Reply STOP to opt out.
Augurium Concierge: Your grill room reservation for Friday 5/1 from 4:30–6:30 PM (Unit 2A, confirmation #4712) is confirmed. Reply STOP to opt out.
Augurium Concierge: Your maintenance request (leaky kitchen faucet, Unit 2A, #4712) has been received and assigned to our super. We'll update you when work begins. Reply STOP to opt out.
Augurium Concierge: Building notice from 1325 Lexington Ave — water will be shut off Wed 4/29 from 9 AM–12 PM for scheduled repairs. Reply HELP for help, STOP to opt out.

How to Opt In

SMS notifications require an active resident portal account. There are two opt-in paths — both shown below with the actual form text the resident sees.

Path 1: Existing residents — via Notification Preferences

Residents who already have a portal account opt in by visiting concierge.augurium.us/resident/preferences, entering their phone number, and selecting "Text message only" or "Both email and text" under "How to Reach Me." Below is a faithful HTML reproduction of the actual form, exactly as the resident sees it on first visit — the default selection under "How to Reach Me" is "Email only." SMS is never pre-selected:

The default setting for "How to Reach Me" is "Email only" — no text messages are sent unless the resident actively changes this selection to "Text message only" or "Both email and text" AND provides a phone number, then saves the form. The consent timestamp is recorded server-side at the moment of save.

Path 2: New residents — during account registration

New residents create an account at concierge.augurium.us/resident/register. The registration form includes an opt-in checkbox alongside the other notification preferences. Below is a faithful HTML reproduction of the relevant section of the registration form:

The "Also send text message notifications" checkbox is unchecked by default. SMS opt-in requires the resident to actively check the box AND provide a phone number above. Email-only registration is supported with no SMS opt-in.

What happens when a resident opts in

  1. The resident submits the form (registration or preferences).
  2. The server stores the phone number in the resident_profiles table along with a consent timestamp.
  3. The next building event matching the resident's preferences (package arrival, maintenance update, amenity confirmation, building announcement) triggers an SMS via Twilio.
  4. Every outbound message includes the building name and a way to identify the sender. Reply STOP to unsubscribe is honored at the carrier level via Twilio's standard keyword handling.

How to Opt Out

You can stop receiving text messages at any time using either method:

To opt back in after replying STOP, reply START or YES to resume messages, or update your preferences in the portal.

Message and data rates may apply. Augurium does not charge for SMS notifications, but your mobile carrier's standard messaging rates apply.
